Exciting News! The Paddock Flourishes with New Improvements and a Heart-warming Community Event - May 23

The Paddock has fully reopened to the public following the completion of the first phase of improvement works. Thanks to the diligent efforts of specialist contractors Ebsford Environmental Ltd., the site has been cleared of Japanese Knotweed and fly-tipping, while simultaneously establishing a new meadow and wetland habitats for our native species to thrive.

To commemorate this significant milestone and express our gratitude to the community that has supported us throughout this journey, in partnership with The Conservation Volunteers, we organised a meadow planting event on Saturday 27 May. Cllr Ruth Gordon, Cabinet Member for Council House-building, Placemaking and Local Economy was joined by Cllr Sheila Peacock and members of the public to see the transformation, hear about the exciting changes that have taken place and explore the renewed nature reserve.

The event was a testament to the power of collective effort and shared appreciation for the environment. It was heartening to the local community, united in their dedication to preserving the beauty of The Paddock, coming together to contribute to the planting of the newly created meadow areas. On a sunny bank holiday weekend, we revelled in the joy of communal work, forging connections, and cultivating a renewed sense of pride in this green space.

We extend our thanks to each and every person who joined us on this memorable day. Your presence, enthusiasm, and unwavering support were invaluable. Through your participation, you have showcased your commitment to nurturing our natural spaces and creating a sustainable future for generations to come.

We would also like to express our heartfelt appreciation to the dedicated team at Ebsford Environmental Ltd. Their expertise, passion, and attention to detail have breathed new life into The Paddock, ensuring that it remains a sanctuary for both wildlife and visitors alike.

Hale Wharf Bridge is now open

On Wednesday 9 June, the Mayor of Haringey, Councillor Adam Jogee officially opened the new Hale Wharf Bridge in Tottenham Hale. The pedestrian bridge that crosses the River Lea has been built by Waterside Places, and McLaren Construction and follows the completion of the first phase of 249 homes at Hale Wharf.

The new bridge is a vital part of the council’s Green and Open Space Strategy, which aims to improve access and movement between the High Road and the Lea Valley and create better connections to green and open spaces.

The Mayor of Haringey, Councillor Adam Jogee said, ''I’m delighted to have officially opened the pedestrian ‘Hale Wharf Bridge’, the first of a series of structural public assets coming to Tottenham Hale as part of a programme of wider improvement works and local area development. The bridge creates a fantastic opportunity for all the good people of Haringey to better access the wonderful open space and wetlands right on our doorstep.

Previously hidden or difficult to reach, with its step free access, the new bridge will enable all existing and future residents to benefit from the improved connectivity between Tottenham High Road and the Lea Valley area.

This bridge is an exciting feature to the local area which will enable and promote wider use of the green and open space we are so fortunate to have here in Tottenham and across our borough of Haringey.”

Argent Related Starts on next phase of 1,030 Home Regeneration Scheme in Tottenham Hale and appoints HG Construction

Argent Related has started construction on the fourth residential building at its development in the heart of Tottenham Hale and has appointed HG Construction as the main contractor for the new building.

The North Island building will deliver 136 new homes, including 80 shared ownership and 56 market sale. There is 3,000 sq ft of planned commercial space on the ground floor with flexible use for a café, restaurants and shops facing onto Station Road and The Hale, which leads directly to Tottenham Hale station and will benefit from daily footfall.

The construction of the North Island building is part of Argent Related’s Tottenham Hale regeneration scheme which will create a fully-integrated new neighbourhood including over 1,000 new homes, 15 retail spaces, co-working and office space, a new health centre serving 30,000 local people, and three new public squares, all minutes from Tottenham Hale station. The scheme is vital for the future vision of the area, delivering green spaces, improved road networks and bus station, retail and leisure hubs, as well as affordable housing.

The Tottenham Hale development has received strong sales demand for its first residential building, 1 Ashley Road with over 50% of sales completed. 1 Ashley Road has been designed by Alison Brooks Architects with 183 studios, one, two and three-bedroom apartments, with interior design by Conran

and Partners. The demand for homes at the development demonstrates it will be the place to live in London and provides the confidence to continue building through globally challenging times.

North Island has been designed by internationally acclaimed architects Alford Hall Monaghan Morris (AHMM), whose wealth of experience in London reflects a continuing belief in the ability of outstanding architecture to last through time, creating buildings that aim to make a positive and lasting contribution to the city around them. Meanwhile, international landscape architects Grants Associates have been commissioned by Argent Related to conceive the design of new public and green spaces.

Through the construction of the new building, 27 full-time equivalent (FTE) jobs will be created, with local apprenticeship opportunities. This will help upskill and develop local talent and provide hands-on experience. The overall Tottenham Hale development is estimated to generate a monthly average of 630 FTE construction jobs over the four-year programme.

Bringing further local benefits, 1,600 new residents will move into their new homes from 2022. The local household annual spend of these residents is estimated to be £14.5 million, which will support local businesses in the area.

Formed in 2015, Argent Related is a company which brings together UK developer Argent and US-based Related Companies. Argent is best known for the redevelopment of King’s Cross in London, while Related is the largest privately-owned developer in the United States with experience in virtually every aspect of design, development, acquisitions, management, finance, hospitality, sustainability, and sales.

Throughout the build, updates on significant construction milestones will be provided via newsletters and noticeboards situated on the boundary fencing of the site. Construction will continue on site under Covid-secure restrictions.

Argent Related Art Auction raises £1347 for a new Art Room at Ferry Lane Primary School, Tottenham Hale

  • Argent Related has raised over £1,300 for a new art room at Ferry Lane Primary School in Tottenham Hale.
  • The online art auction was open to all employees and featured 20 stand-out pieces created by the Argent Related team, as well as artwork from architects working on the Tottenham Hale development and other Argent Related projects.
  • The online auction was a creative and engaging way to support the local community.
  • The Argent Related Art Auction closed its sales on Friday 20 November, raising £1,347 to help kit out a new art room at Ferry Lane School in Tottenham. The 20 pieces of auctioned artwork were created by the Argent Related team and architects who have worked on the Tottenham Hale development in North London or other Argent Related projects, including Pollard Thomas Edwards Architects, Allford Hall Monaghan Morris and David Morley Architects. The residential-led scheme is being delivered by Argent Related as part of the wider regeneration of Tottenham Hale.

    The artworks varied in style, from traditional landscapes to abstract works, with many of the Argent Related team opting to portray different interpretations of London landmark King’s Cross, a 67-acre site redeveloped by Argent, as well as Argent Related’s Tottenham Hale site.

    In addition to the art auction, Ferry Lane Primary School students took part in an art competition over half-term.

    Pupils were invited to submit a piece of art around the theme ‘My City’. Four of the most eye-catching pieces were shortlisted by the staff at Ferry Lane Primary School and then put to a vote by Argent Related employees. Samuel in Year 5 was announced as the winner with nearly 50% of the vote. Samuel’s prize includes a fully loaded set of art supplies and his artwork will be framed and take pride of place in Argent Related’s Tottenham Hale sales suite. Tottenham is one of the most creative areas in London with 1 in 5 residents working in the creative industry with the artists being celebrated and promoted on the new Made by Tottenham website. The talent at Ferry Lane Primary School demonstrates a bright artistic future for the area.

    Lisa Rawashdeh, Acting Headteacher at Ferry Lane Primary School said , “ Argent Related’s art auction was fantastic and, especially in lockdown, it was a great way to celebrate Tottenham Hale’s community spirit and creativity. Thank you to everyone who bid on the artwork and to the artists. The money raised will go a long way in helping to provide our pupils with a much-needed new art room. ”

    Carpentry Apprentice Opportunity - Berol Yard, 25 Ashley Road, N17 9LJ

    Carpentry Apprentice Requirements

    We are currently constructing 166 apartments at the above project for our client and are seeking apprentice Carpenter to work with the carpenter contractor during his works package.

    The carpenter will be required to have some experience but if not we also can offer position with those with little experience. It is expected that the apprentice has knowledge of various carpentry techniques. The Carpenter will be expected to carry out works such as, installation of doors, door frames, skirtings, architraves and dado rails in addition to this they also install joinery units for – kitchens, wardrobes and vanity units. Other duties will include cutting, and measuring materials according to required lengths.

    The apprentice must also note that on occasion they will be asked to clear their workspace as it is expected that the workplace will be clean and tidy at all times.

    The apprentice will also be required to assist the team in loading out the various floors with goods etc ahead of the works commencing.

    A successful applicant should be hardworking, reliable, and have good communication and organizational skills.

    Responsibilities:

    • Ability to read and interpret drawings

    • Conduct repair work and installation of doors, windows, drywall, cabinets, stairs, and other fixtures as required.

    • Ability to operate tools, machines, and other equipment.

    • Compliance with local building codes, and health and safety regulations.

    Requirements:

    • Enrolment on apprenticeship or enrolment in an active apprentice training programme minimum.

    • Additional certification may be required – such as CSCS card to work on site.

    • Good communication skills.

    • Physically fit with good hand-eye coordination.

    • Knowledge of mathematics.

    Haringey reaches major housing milestone

    More than 100 additional new council homes will be delivered in Tottenham Hale after Haringey Council secured a residential building there – taking the council almost a third of the way to its target of 1,000 new council homes at council rent.

    The ‘Rosa Luxemburg’ building will deliver 104 new homes on the Ashley Gardens site in Tottenham Hale.

    The addition means construction has started on 331 council homes across the borough including 131 homes at the Welbourne site in Tottenham Hale, 46 at the Red House site in West Green Road, 23 on White Hart Lane, 16 at Plevna Crescent and 11 at Templeton Road.

    The Welbourne site will also deliver infrastructure, including a health centre.

    The development on the Ashley Gardens site that has been agreed with Berkeley Square Development forms part of the Tottenham Hale masterplan that will see an estimated £1billion of public and private investment ploughed into the area and deliver approximately 10,000 new homes and over 5,000 jobs.

    Councillor Joseph Ejiofor, Leader of Haringey Council, said: “This is a significant moment for the borough as we take further steps to address the housing crisis that is not just affecting Haringey, but the whole of the country.

    “After decades without major council house building schemes, we are now almost a third of the way to reaching our target of delivering 1,000 new council homes at council rent.

    “Everybody has a right to safe, affordable and decent accommodation. In Haringey we will continue to work hard to deliver vital homes for our residents.”
